All four villas share the same amenities around a central lawn fringed by palm trees and hibiscus flowers. The key difference is location relative to the water's edge: our two Absolute Beachfront Villas sit directly on the beach, while our Beach View and Lagoon View Villas are positioned in the garden, just steps back from the sand, offering exceptional value Cook Islands accommodation.

Our premium Absolute Beachfront Villas offer the ultimate Cook Islands beachfront experience. Step directly from your private veranda onto soft white sand, with turquoise Aitutaki Lagoon just metres away. Both villas feature expansive verandas with unobstructed panoramic lagoon views and spectacular sunset vistas every evening.

Villa #1 is our romantic studio-style villa with a spacious open-plan layout, super king bed, and sofa bed — ideal for couples and honeymooners seeking an intimate tropical retreat.

Villa #2 includes a mezzanine loft with two single beds in addition to the super king bed downstairs, making it perfect for families of up to four guests.

Positioned approximately 20 paces back from the beach between our two Absolute Beachfront Villas, the Beach View Villa offers exceptional value Aitutaki accommodation with beautiful lagoon views. This Cook Islands villa features a super king bed plus mezzanine loft with two singles, accommodating couples, friends or families with up to three children.

Set approximately 30 paces back from the beach, the Lagoon View Villa offers increased privacy and tranquility while maintaining clear lagoon views from the veranda. Many guests prefer this Aitutaki accommodation for its peaceful, secluded feel — your veranda is not overlooked by neighboring villas. Self-Contained Kitchen Facilities

Every Aitutaki villa includes a fully equipped kitchen allowing you to prepare meals at your convenience:

• Electric cooktop stove, microwave, toaster, rice cooker, blender
• Electric kettle with complimentary tea, coffee, sugar
• Full size refrigerator and bottled water provided
• Complete cookware: 2-3 pots, frying pan, cooking utensils
• Service for 4: dinner plates, side plates, bowls, cups, wine glasses, cutlery
• Can opener, knives, potato peeler, tongs, spatula, serving spoons

Welcome Amenities

Upon arrival, you'll find a generous fruit platter in your villa featuring fresh coconuts and seasonal tropical fruits such as papaya, bananas, limes and passionfruit — whatever is available from local sources. Tea, coffee, sugar, milk and bottled water are provided to get you started.

Climate Control

All villas feature hybrid air-conditioning powered by rooftop solar panels with mains electricity backup — quieter and more environmentally friendly than conventional units. Additionally, every Cook Islands villa has wall fans and large windows positioned to capture the cooling trade winds that flow naturally through the property. In most cases, the fans and tropical breezes are all you'll need to stay comfortable.

Sleeping Configurations

All villas include a super king bed with premium mattress, traditional handmade quilts, wardrobe and bedside tables. The super king bed features a unique zippered mattress system allowing it to be easily separated into two king single beds if needed — the join in the middle is completely undetectable when zipped together. The bed is dressed with a super king mattress protector and fitted sheet unless you request twin configuration.

Three of the four villas (Absolute Beachfront Villa #2, Beach View Villa, and Lagoon View Villa) also include a mezzanine loft with two comfortable single beds, perfect for children or additional guests. The mezzanine can alternatively be set up as a king bed for friends traveling together, though it's a snug fit. Access is via a steep wooden staircase and the loft has a low ceiling at each end (A-frame style).

All villas also feature a sofa bed providing an additional sleeping option. A roll-away bed and porta-cot for infants are available on request.

Bathroom & Amenities

Every villa includes a private modern bathroom with hot shower (glass enclosure), fresh towels, complimentary toiletries, and hair dryer. Outdoor showers are also available at each villa and near the office for rinsing off after beach or lagoon activities.

Security & Storage

While we don't have in-room safes, the villas are very secure and we've never experienced any break-ins. If you prefer, our villa manager can securely store valuables in the office safe. Luggage storage is available in the office for guests with late departures.

Rates are for 1-2 people sharing the super king bed. Each additional person is NZ$75 per night. Children under 3 years stay free when sharing parents' bed (porta-cot provided at no charge).

Check Availability

Airport Transfers & Orientation

A booking fee of NZ$35 per person per stay covers return airport transfers with traditional flower lei welcome, plus an introductory orientation tour of the local area. Your villa manager will meet you at the airport, provide a brief tour on the way to the villas including stops at nearby shops where you can pick up immediate food supplies, and point out local restaurants and amenities. This personalized welcome ensures you're comfortable and informed from the moment you arrive.

Check-In & Check-Out

Generally, guests depart the villas approximately one hour before flight time. Check-out time is 10am. Guests are welcome to stay at the property adn enjoy the beach and facilities until their flight departure, although access to the villa may not be available for back-to-back bookings. To guarantee access to the villa and bathroom after normal check-out time we recommend guests book in late check-out:10am-1pm attracts a half-day rate; after 1pm requires a full day rate.

For afternoon flights, most guests check out in the morning, we store their luggage in the office, and they spend the day exploring Aitutaki Island before we transfer them from the villas to Aitutaki airport. Outdoor showers are available.

Minimum Stay & Capacity

Minimum stay is 3 consecutive nights. For guests wanting just 2 nights, the 3rd night can be used for late check-out or early check-in.

Villas can accommodate a maximum of 4 adults, or 2 adults and 3 children under 12 (two singles in the mezzanine loft, one child on the sofa bed). An infant in a porta-cot can also be accommodated. A roll-away bed can be arranged for a 4th child on special request, though this does limit living space.

All rates are quoted in New Zealand dollars and include Cook Islands Government Tax at 15%.

Couples & Honeymooners

All villas feature super king beds with handmade traditional quilts, creating the perfect romantic setting for Aitutaki honeymoons and Cook Islands getaways — read our guest reviews. The super king bed can be separated into twin singles if needed.

Families

Three of our four villas include mezzanine lofts with two single beds, ideal for children. The mezzanine is enclosed by a balustrade with steep wooden staircase access and low A-frame ceilings at each end. Combined with the sofa bed downstairs, families can comfortably accommodate 2 adults and 3 children under 12, or up to 4 adults.

Small Groups

With just four villas, Aitutaki Beach Villas is perfect for small group accommodation on Aitutaki Lagoon. Book all four villas as your own private mini-resort — ideal for family reunions, friend groups, or small retreats in the Cook Islands. Enquire about group availability.
